Society / Estate Management
An all-in-one gated community platform for visitor passes, gate logs, maintenance billing, announcements, and instant UPI collections—designed for housing societies in Mumbai and other metros. Optional integrations with Parkadda parking and barrier hardware unify resident vehicles under the same credential model. Committees gain transparency with digital ledgers instead of spreadsheet chaos.

Overview
Society / Estate Management digitizes day-to-day operations for cooperative housing societies and large residential estates. Residents book visitor passes, pay maintenance via UPI, and receive society notices on mobile. Security desks validate QR or OTP entries while treasurers track collections and arrears in a single cloud ledger.
The product complements Multiplexer’s parking expertise: societies with basement or podium parking can enable Parkadda lane integrations, resident vehicle whitelists, and visitor parking tariffs without a separate vendor stack.
Business context
Managing committees juggle paper visitor registers, WhatsApp payment screenshots, and disputed maintenance splits. Security agencies rotate staff frequently, leading to inconsistent gate policies. Residents expect Amazon-grade convenience for payments and service requests.
Digital gate logs and automated billing reduce friction during AGMs, improve collection rates, and provide audit trails for registrar compliance and insurance inquiries.
Scope & deliverables
Resident & security
- Resident mobile app for visitors, domestic help badges, complaints, and payments
- Guard console for pass validation, vehicle notes, and incident logging
- Push/SMS notifications for deliveries, outages, and meeting reminders
Committee & finance
- Maintenance invoicing, partial payments, late fees, and receipt generation
- Expense ledger, vendor bills, and export for chartered accountants
- Role-based access for chair, treasurer, and facility managers
Technical architecture
Multi-tenant cloud services isolate each society’s data with encrypted fields for PII. UPI collections route through certified PSP flows with webhook confirmation before marking invoices paid. Visitor passes embed signed QR payloads expiring automatically to reduce tailgating risk.
Optional ANPR or RFID integrations call Parkadda APIs for barrier lift decisions; offline guard tablets cache the last-known whitelist with explicit sync indicators.
Implementation phases
- Phase 1 — Onboarding: Flat master, parking inventory, tariff rules, and committee user provisioning.
- Phase 2 — Soft launch: Visitor passes and digital notices while parallel-maintaining paper logs.
- Phase 3 — Billing cutover: UPI maintenance cycles and arrears migration from legacy spreadsheets.
- Phase 4 — Parking add-on: Barrier integration and resident vehicle enrollment where applicable.
Outcomes & metrics
Societies adopting the platform commonly achieve operational clarity within one billing quarter:
- 20–40% faster visitor check-in versus manual register searches
- 10–18% improvement in on-time maintenance collection rates
- Digital audit trail for 100% of gate entries during staffed hours
- Reduced committee meeting time spent reconciling ad-hoc cash collections
Future modules include facility booking, EV charging slot management, and IoT sensor alerts for water tanks and lifts.
